Choosing Your Building Company
Choosing the right building company is essential to the success of your renovation or extension project.
- A good place to start is to ask friends and neighbours for recommendations. Perhaps a home in your area has recently undergone additions or renovations that you have admired. The owners may be happy to tell you about their experiences with the building company. The Housing Industry Association or Master Builders Association might also help.
- Your goal should be to find at least three contractors from whom you get quotes. Check that the builder or company is registered, licensed, has Home Owners Warranty Insurance (for contracts over $12,000), contract works insurance, Workers Compensation Insurance and Public Liability insurance. The Department of Fair Trading will advise you if there have been any complaints made against the contractor.
It makes good sense
- to ask for references from previous customers and have a look at examples of their work.
- to give them access to the site and and a comprehensive list of specifications.
- to ask for itemised quotes that show clearly what is included and excluded in the price. When comparing quotes, check that each company is quoting on the same things. However, quotes are only a guide. The final price is the one written in the contract.

- the most expensive contractor may not be the best or the least expensive the worst.
- you will be working closely with your contractor, so you need to choose someone with whom you can feel comfortable.
- having chosen your company, make sure that the contract specifies the start and completion dates. There should be some type of late fee or penalty if completion is delayed past a certain date, unless the circumstances are beyond the contractor’s control, for example inclement weather.
- check that the payment schedule is clear and understandable. Make the required deposit and continue your payments according to the schedule, paying only for work that has been completed.
