Planning Your Renovations or Extensions.

Having made the decision to go ahead with some renovations or extensions to your home, no matter how big or small they are, it is important to plan carefully.

Firstly,

  • take some time living in your home before making any changes.  You will have a much better idea of what you really need to do.
  • make a list of all the things you don’t like about your home including layout, interiors and use of space.  Then list all the aspects you do like and would want keep or repeat.  Use this list to help you decide your priorities – which areas need to be altered and which do not.
  • visit showrooms, read magazines, talk to expertsThis important research will help you decide what you would like to do.
  • keep a folder of articles, pictures, ideas and photos that you have collected during your research.  This will help you remember what you liked and will be a very useful resource for showing to your builders.
  • pay a visit to your local council to learn about the approval process and any potential restrictions that may be placed on your plans.
  • visit real estate agents to get an idea about what buyers are looking for.

Do Remember

  • when making changes to your home, consider not just the aesthetic side of things but the long term practical use of the additions or renovations.
  • take into consideration the value of your land.  It is a good idea to have a valuer to help you with this and they can also advise you on what they believe is the maximum you should be spending on a renovation or extension.
  • look at the styles of the houses in your neighbourhood.   Keeping some consistency will help maintain the value of your home.
  • then establish a realistic budget, both in terms of what you can afford and what your home will be worth when you have completed the renovations or addition.

Renovate or Move?

Have you noticed that many of the homes in your suburb have undergone or are undergoing house extensions and/or renovations?  Perhaps you are finding your own home a little crowded or the kitchen needs updating?  Need an extra bathroom, living area or bedroom?  It may be that you have noticed cracks appearing in the walls or the floor bounces in some of the rooms.  There are many reasons why people find themselves asking “Should we renovate?  Or should we move?”.  Let’s look at some things to take into consideration when making that decision.

Are you happy living in your street and suburb?

Think about proximity to work, schools, friends and family.

Are property prices in your area likely to increase?

This is important when deciding which is the better investment.

Will your neighbours be supportive of your renovation plans?

You really don’t need them to fight you all the way.

Can you put up with the inconveniences associated with renovations or would you prefer to pack up everything and move?

It is worth writing a list of pros and cons, including the time spent house hunting, disruption to lifestyle and packing up your home contents.

What will total renovation costs be compared to moving house?

You will probably only come up with estimates but do remember stamp duty, legal and agency fees if selling then purchasing a new home or if renovating, the potential for extra expenses as you make the changes to your house.
